Project Summary: This historic retail building, which originally housed a Sears retail outlet, was being remodeled to serve the needs of its new owner, Starbucks Corporation.  As part of the extensive remodel, the building’s entire exterior envelope was being replaced with a new brick veneer cladding with store-front window systems.

PL: BECS Services: PL: BECS provided detailed guidance to Turner Construction Company in the proper design and installation of the new brick veneer cladding and store-front window systems.  The recommendations included hand-sketched, sequenced installation details for major cladding elements, including all aspects of the brick veneer and the windows.  PL:BECS also provided limited review and guidance for window installation mock-ups.

The largest coffee chain in the world, Starbucks Coffee Company, has its global headquarters there. The nine-story structure, which is housed in Seattle, Washington’s SoDo district, has about 4,500 workers.

Project Summary: This 3-story, steel-framed office building’s exterior walls included site-built brick veneer along the building’s lower portion as well as panelized brick cladding at upper floors, and store-front as well as curtain-wall window systems.  The building began experiencing widespread and profuse leakage shortly after its construction, and this leakage persisted in spite of various corrective attempts, making it appear intractable.

PL: BECS Services: PL: BECS provided services in two phases.

In phase 1, PL: BECS evaluated all of the building’s enclosure systems to determine the sources of the leakage, identify all other flaws, and outline general corrective approaches.  This investigation revealed that the vast majority of the leakage was related to inadequate flashings at the heads of the window systems within the panelized brick cladding. An additional major contribution to the leakage resulted from the inappropriate use of store-front window systems where curtain-wall windows should have been used.

Phase 2 of PL: BECS involvement included expert witness testimony in the subsequent litigation process.  This input was instrumental in reaching an equitable settlement between the various parties which provided our client with the funding needed to execute corrective measures.

Project Summary: This 1970s lecture hall consisted of a cast-in-place primary structure with long-span, post-tensioned concrete beams clad with a conventional brick veneer.  Its brick veneer cladding displayed numerous areas of cracking, which was in places quite pronounced.  While numerous hairline cracks became apparent several years after its construction, the most severe cracking appeared shortly after completion.
PL:BECS Services: The University of Washington wanted to develop an understanding concerning the causes of the masonry cracking, to find out whether the building possessed any problems related to its design and construction, and to identify appropriate corrective measures to safeguard the building’s long-term integrity. 

PL: BECS performed a detailed evaluation of the building’s exterior brick cladding and concrete structural elements.  Services included a detailed visual examination, non-destructive evaluation of masonry anchor densities, masonry absorption testing, and infiltration detection, as well as surgical openings in the cladding to examine supporting ledgers, flashings, veneer ties, and other components of the building’s exterior envelope.

PL: BECS prepared a detailed report summarizing all observed findings and problems, analyzing their causes, and outlining detailed corrective recommendations.

The investigation revealed that the brick veneer cracking reflected design errors, such as the complete absence of vertical or horizontal expansion joints, while the most severe cracking reflected damage resulting from the post-tensioned creep of the primary concrete structural beams.  Numerous other deficiencies were also uncovered, including woefully inadequate anchorage of the brick veneer and of some of its support ledgers, absence of through-wall flashings, and numerous other flaws.

Though such flaws could have been readily precluded at the design and construction phases, the analysis concluded that the corrective work needed to safeguard the building’s long-term integrity and safety would cost roughly 1.5 million dollars in 1993.

History

Kane Hall was built in 1926 as a part of the University of Washington’s extensive campus expansion. The building, designed by architect John Graham, Jr., is one of the rare examples of Collegiate Gothic style still standing on campus. A number of departments, including English, History, and Philosophy, have moved into Kane Hall, which was formerly used for administrative and instructional purposes.

Project Summary: This existing wood-framed temple needed to expand to accommodate educational programs. Schacht-Aslani Architects designed this major addition as a distinct, though attached wing, the K’hilah Center, whose elegantly simple exterior form is clad primarily with an integrally-drained and vented fiber-cement panelized cladding system in combination with curtain-wall glazing.
However, the existing portion of this building, which was wood-framed and clad primarily with an Exterior Insulation and Finish System, (EIFS), was also displaying signs of moisture intrusion and degradation, requiring evaluation, followed by complete exterior re-cladding.
PL: BECS Services: PL: BECS consulted on this project in two phases.  The first pertained to the new major expansion, the K’hilah Center. PL: BECS consulted the architects in the selection and design of the temple’s exterior envelope elements, including roofing, waterproofing, exterior claddings, masonry wall assemblies, window systems, and the basic structural components, to minimize the risk of leakage, condensation, corrosion, and degradation.
A drain-vented fiber-cement cladding integrated with exposed sheet metal flashings provided an economical and highly functional, yet elegant exterior skin for this building. The second phase of services pertained to the older temple structure.
PL: BECS evaluated this structure’s exterior envelope integrity, which revealed numerous areas of moisture infiltration, along with localized severe damage to the wood-framed structure. This evaluation resulted in the complete re-cladding and re-roofing of the entire existing structure.
The new cladding mimicked the new adjacent K’hilah center and consisted of a similar, drain-vented fiber-cement system with exposed flashings.

Project Summary: This low-income apartment building, consisting of 4 levels of wood-framed construction atop a cast-in-place concrete base, had been experiencing severe and widespread leakage since its construction only 12 years prior to PL: BECS involvement.

The leakage resisted the developer’s repeated efforts to correct the problem. Exterior envelope systems included torch-down roofing, traffic-bearing waterproof decks, stucco cladding, and residential windows.

PL: BECS Services: PL: BECS was retained to evaluate the extent of the building’s problems, determine their causes, and assist the developer as an expert witness in an effort to secure reimbursement for the various flaws from the many sub-contractors responsible for these problems.

The PL: BECS evaluation uncovered extreme degradation of the structure, with profuse fungal decay affecting essentially all of the framing. This decay resulted from innumerable flaws in the installation of the stucco cladding, windows, deck waterproofing, roofing, flashings, and related elements.

The degradation was so severe that the building had become structurally unsafe, and needed to be vacated within a few years following the initial investigation. PL: BECS assisted the developer’s attorney in pursuing reimbursement from the various subcontractors.
Thorough documentation of the construction flaws, combined with similarly complete documentation of the resultant and severe damage, proved useful in securing such reimbursement even 12 years after initial construction.

Project Summary: This recently completed waterfront condominium building consists of 5 stories of wood-framed construction atop a 2-level garage of post-tensioned concrete. Its enclosure systems included stucco and vinyl siding, vinyl windows as well as an aluminum curtain-wall system, and torch-down modified bitumen roofing.

The building began experiencing severe and extensive leakage shortly after its construction.  An investigative report prepared by another consulting firm placed significant blame on deficient framing and window installation, resulting in a very costly claim against the framing subcontractor, who also installed the windows, and whom PL: BECS represented.

PL: BECS Services: PL: BECS was retained to provide technical consulting to the framing contractor’s attorney. PL: BECS reviewed the other firm’s investigative report, observed extensive testing and destructive uncovering of various enclosure systems, performed a detailed examination of the building, and provided a detailed analysis to the attorney.

The PL: BECS investigation confirmed that many of the claims made against the framing contractor were without basis.  Decks described as having inadequate drainage slopes in fact had slopes exceeding those stipulated in the construction drawings.

Window installation methods conformed to industry practice, and leakage at these windows was found to result from the failure of the units themselves, rather than reflecting poor installation. The PL: BECS investigation also confirmed that the overall scope of needed corrective work, and associated costs, were grossly overstated.

The findings provided by the PL: BECS investigation resulted in a very favorable settlement for the framing contractor.

Dates of Service:1998-99Project Summary: This turn-of-the-century historic school building was about to undergo a major remodel and expansion.  As a registered historic landmark, the preservation of its exterior appearance was a critical element of the project.The building’s structure reflected the era of its conception and consisted of multi-wythe load-bearing brick walls supporting wood-framed floors and roofs. Through a combination of improper materials and detailing, locally poor geometries, seismic activity, and time’s ravages, the building had begun displaying numerous signs of degradation.

PL: BECS Services: PL: BECS was retained to evaluate the building’s exterior elements and provide corrective recommendations.

Primary envelope elements in the study included the structural brick walls and brick cladding, terra-cotta cornices, parapets, and similar details, sloped and flat roofs and associated flashings, wood-framed windows, and un-reinforced concrete walls.

The PL: BECS analysis revealed a variety of problems, including seismic damage, inadequate density as well as corrosion of veneer ties, corrosion of window lintels, disintegration of improper brick types, cracking and degradation of terra-cotta elements, window decay, ill-conceived roof detailing, inadequate roof drainage, roof degradation, and similar problems.

The PL: BECS report provided highly detailed recommendations for addressing all of these flaws to restore the stability and long-term integrity of the building’s exterior envelope elements.

Dates of Service: 2009-2011Project Summary: The expansive campus of this museum includes many distinct buildings built over decades.  Though most of the structures are Mission-style, wood-framed, stucco-clad buildings, some consist of concrete or concrete masonry and include wood-sided and stone masonry walls.

Sloped roof types are primarily capped with clay tiles, but roofs of composition or concrete shingles also occur.  Low-slope, membrane-capped, roofs include asphaltic built-up and modified bitumen types, as well as a few single-ply membranes.

In spite of Santa Barbara’s generally sunny and benign climate, most of the buildings display various symptoms of moisture infiltration and associated decay, as well as damage caused by an infestation by ants and termites.

PL: BECS Services: PL: BECS was retained to evaluate the exterior enclosure systems of six buildings, uncover flawed construction elements, and identify locations of probable infiltration and decay.

Our investigation revealed numerous flaws with the design and installation of the stucco cladding, clay tile roofs, wood windows, low-slope membrane roofs, and related elements.  Consequently, many locations of highly elevated moisture content were found within the exterior walls and roofs.

The PL: BECS report included detailed maps of the building elevations and floor plans identifying specific locations of elevated moisture and probable decay. Concealed decay within some of these elements was beginning to affect the structural integrity of certain building portions. Our report also explained the construction flaws leading to such problems.

Project Summary:  This new, $23,000,000 museum structure in Tacoma, Washington, was designed by Moore/Andersson Architects in association with Olson Sundberg Architects, to be sensitive to its vintage surroundings, including the adjacent historic domed train station.

The site’s high water table and underground springs posed an elevated risk of sub-grade leakage. The museum consists of a post-tensioned concrete structure with cast-in-place concrete and steel-framed walls and is capped with pre-cast concrete barrel-vaulted roofs.
Its exterior walls are clad with brick veneer and metal panels, while its roofs consist of terne-coated stainless steel standing-seam panels as well as single-ply membrane roofing.  Its exterior amphitheater is located over a subterranean auditorium.

PL:BECS Services:  PL: BECS provided guidance to the architect throughout the building’s design.  Services included assistance with the selection and specification of materials and products for the building’s many exterior components, review and input for selected exterior details and assemblies, and limited assistance with construction-phase questions and oversight.

Guidance was provided for all of the building’s exterior components, including sub-slab and sub-grade drainage and waterproofing, post-tensioned concrete structure, plaza-deck waterproofing systems, brick veneer and aluminum claddings, glazing systems, standing-seam metal and single-ply roofing, traffic-bearing membranes, weather-exposed steel construction, flashings, sealants, and related materials.

Project Summary: This decade-old, 5-story hospital has been experiencing extensive window leakage since its construction. Its structural system consisted of post-tensioned lift-slab construction supported on steel columns, with an exterior skin of panelized brick as well as brick veneer cladding, and strip and curtain wall glazing.  In addition to the persistent window leakage, the building’s exterior displayed signs of cracking, displacement, joint failure, and related problems.

PL: BECS Services: PL: BECS was retained to determine the cause of the cracking and displacement in the brick cladding and the window leakage, and to provide an overall evaluation of the building’s exterior envelope.

The PL: BECS investigation revealed that much of the cracking and displacement was caused by the post-tensioned creep of the floor slabs, resulting in buckled windows, cracked and displaced brick, and similar symptoms.

Most of the leakage resulted from improper design and installation of the store-front window system within a panelized brick cladding, which lacked adequate flashings. Additional problems resulted from the embedment of unprotected reinforcing in the panelized brick, whose subsequent corrosion caused cracking in the masonry.

The PL: BECS investigation also revealed dangerous installation of the brick veneer, whose anchors, though placed in the veneer, were left completely unsecured to the metal-framed structure, posing a major risk of seismic failure.  Additional problems included inadequate anchor engagement, the absence of masonry ledger flashings, and numerous other flaws.

The PL: BECS report provided detailed recommendations for addressing all of these flaws to provide seismic stability and long-term integrity of the building’s exterior envelope elements.  The estimated cost of the corrective work ranged from 1.2 to 1.8 million dollars, depending on the specific selection of the options presented in the PL: BECS report.

Dates of Service: 2009Project Summary: The exterior masonry of this historic courthouse was displaying extensive degradation, including mortar erosion, cracking, mortar delamination, corrosion of steel lintels, etc.  The architectural firm SHKS Architects was retained to prepare construction documents for the needed masonry restoration.

PL: BECS Services: PL: BECS, due to its particular expertise in masonry construction and restoration, was retained by SHKS Architects to provide technical guidance for the masonry work.

PL: BECS visited the site to examine preliminary mock-ups of brick re-pointing and performed RILEM absorption testing to evaluate whether the new mortar was bonding well to the brickwork. This revealed very high absorption even though an appropriate mortar mix had been used, indicating inadequate bonding. PL: BECS suggested modifications to the re-pointing methods to enhance the bond.

The PL:BECS examination also revealed cracking in cast-stone elements, corrosion of steel lintels above windows, inadequate veneer tie distribution, cracking in the columns, and other masonry issues, which were brought to the architect’s attention, although correction of these elements fell outside the stipulated corrective scope.

PL:BECS also reviewed the architect’s preliminary specifications for the masonry restoration, including mortar mixes and installation methods, sealants, elastomeric coatings, etc., and suggested modifications.

PL: BECS Services: After fruitless efforts to resolve these issues, PL: BECS, due to its specialized expertise in masonry construction, was retained as an independent, third-party expert to evaluate the situation.

The PL: BECS investigation confirmed that installation flaws plagued the re-pointing effort, with numerous voids formed within the new mortar joints.  These workmanship problems were exacerbated by the building’s very narrow mortar joints, which posed challenges for the masons.

As a result of PL: BECS input, the dispute was resolved by the parties without the need for costly litigation.

Project Summary: RMC Architects of Bellingham prepared the construction documents for this new condominium/retail structure on the basis of an overall design provided by Mithun Partners Architects. The somewhat unusual configuration of the building included a concrete base structure of ground-level retail spaces with a garage above this and three levels of wood-framed residential condominium units on top.
Exterior envelope systems included double-layer sub-grade wall waterproofing, panelized metal and brick veneer claddings, residential and store-front windows, integral concrete waterproofing for the garage floor, and single-ply TPO low-slope roofing.
PL: BECS Services: PL:BECS provided services in two phases.
In the first phase, PL: BECS consulted RMC Architects in all aspects of the design, including the selection of exterior envelope systems and materials, detailing of all exterior components, specification review, and related services.
In the second phase, PL: BECS provided full services throughout the construction phase, including installation observation, product submittal and shop drawing reviews, window testing, and related services.  Dawson Construction built the project.

Project Summary: The new Opportunity Center for Employment and Education had to be fitted into a web of already-existing buildings on the North Seattle Community College campus, presenting unique challenges.  The new structure, composed of cast-in-place concrete and steel framing, is clothed with metal panel wall cladding, curtain-wall and store-front window systems, and modified-bitumen and single-ply exposed as well as planted roofs.

In addition, hot-rubber waterproofing and fluid-applied deck coatings are used at various decks.  Sub-grade conditions include sub-slab drainage systems and bentonite waterproofing below the lowest-level slabs and at sub-grade walls.

PL: BECS Services: PL: BECS assisted the architect in the design of the exterior envelope.  Services pertained to a selection of appropriate exterior assemblies, products, and materials for the numerous different conditions and the design of proper exterior details.

To cost-effectively address the site’s wet soil conditions, PL: BECS recommended that sub-slab drainage systems be incorporated below the lowest level floor slabs, in combination with bentonite waterproofing below these same slabs and at sub-grade walls.

To minimize the risk of potentially very costly repairs which could result from earthquakes in this seismically-active region, a cushioned, multi-layer membrane system isolated from the structure was recommended at the planted roofs.

North Seattle Community College Opportunity Center
Where hot-rubber deck waterproofing was dictated by existing conditions, a fabric-reinforced system was recommended to limit the risk of membrane ripping at cracks in the concrete substrate. A full backup system of building wraps with drainage flashings and weeps was incorporated behind the exterior metal wall panel system to provide protective redundancy for these weather-exposed walls.
