Project Summary: This historic retail building, which originally housed a Sears retail outlet, was being remodeled to serve the needs of its new owner, Starbucks Corporation.  As part of the extensive remodel, the building’s entire exterior envelope was being replaced with a new brick veneer cladding with store-front window systems.

PL: BECS Services: PL: BECS provided detailed guidance to Turner Construction Company in the proper design and installation of the new brick veneer cladding and store-front window systems.  The recommendations included hand-sketched, sequenced installation details for major cladding elements, including all aspects of the brick veneer and the windows.  PL:BECS also provided limited review and guidance for window installation mock-ups.

The largest coffee chain in the world, Starbucks Coffee Company, has its global headquarters there. The nine-story structure, which is housed in Seattle, Washington’s SoDo district, has about 4,500 workers.

Project Summary: This 3-story, steel-framed office building’s exterior walls included site-built brick veneer along the building’s lower portion as well as panelized brick cladding at upper floors, and store-front as well as curtain-wall window systems.  The building began experiencing widespread and profuse leakage shortly after its construction, and this leakage persisted in spite of various corrective attempts, making it appear intractable.

PL: BECS Services: PL: BECS provided services in two phases.

In phase 1, PL: BECS evaluated all of the building’s enclosure systems to determine the sources of the leakage, identify all other flaws, and outline general corrective approaches.  This investigation revealed that the vast majority of the leakage was related to inadequate flashings at the heads of the window systems within the panelized brick cladding. An additional major contribution to the leakage resulted from the inappropriate use of store-front window systems where curtain-wall windows should have been used.

Phase 2 of PL: BECS involvement included expert witness testimony in the subsequent litigation process.  This input was instrumental in reaching an equitable settlement between the various parties which provided our client with the funding needed to execute corrective measures.

Project Summary: This 1980s era, the low-income housing complex in Seattle’s historic Pike Place Market had been experiencing infiltration and degradation problems since shortly after its construction.

Exterior envelope systems experiencing problems included sub-grade concrete walls, brick veneer and thin-brick wall claddings, wood-framed and steel-sash windows, waterproof decks, and modified bitumen low-slope roofs.

PL: BECS Services: PL: BECS was retained to perform a complete evaluation of the existing building’s exterior envelope components, and provide corrective recommendations.

The evaluation revealed that numerous design and installation flaws were causing widespread and severe infiltration and degradation problems.

Problems affecting the brick veneer cladding included inadequate securement, absence of through-wall flashings, absence of vertical and horizontal expansion joints, absence of code-required horizontal reinforcing, as well as many ill-conceived, leak-prone details.  These deficiencies compromised the structural integrity of the masonry cladding, caused widespread leakage into many units, and doomed the cladding’s longer-term survival.

Project Summary: This 1970s lecture hall consisted of a cast-in-place primary structure with long-span, post-tensioned concrete beams clad with a conventional brick veneer.  Its brick veneer cladding displayed numerous areas of cracking, which was in places quite pronounced.  While numerous hairline cracks became apparent several years after its construction, the most severe cracking appeared shortly after completion.
PL:BECS Services: The University of Washington wanted to develop an understanding concerning the causes of the masonry cracking, to find out whether the building possessed any problems related to its design and construction, and to identify appropriate corrective measures to safeguard the building’s long-term integrity. 

PL: BECS performed a detailed evaluation of the building’s exterior brick cladding and concrete structural elements.  Services included a detailed visual examination, non-destructive evaluation of masonry anchor densities, masonry absorption testing, and infiltration detection, as well as surgical openings in the cladding to examine supporting ledgers, flashings, veneer ties, and other components of the building’s exterior envelope.

PL: BECS prepared a detailed report summarizing all observed findings and problems, analyzing their causes, and outlining detailed corrective recommendations.

The investigation revealed that the brick veneer cracking reflected design errors, such as the complete absence of vertical or horizontal expansion joints, while the most severe cracking reflected damage resulting from the post-tensioned creep of the primary concrete structural beams.  Numerous other deficiencies were also uncovered, including woefully inadequate anchorage of the brick veneer and of some of its support ledgers, absence of through-wall flashings, and numerous other flaws.

Though such flaws could have been readily precluded at the design and construction phases, the analysis concluded that the corrective work needed to safeguard the building’s long-term integrity and safety would cost roughly 1.5 million dollars in 1993.

History

Kane Hall was built in 1926 as a part of the University of Washington’s extensive campus expansion. The building, designed by architect John Graham, Jr., is one of the rare examples of Collegiate Gothic style still standing on campus. A number of departments, including English, History, and Philosophy, have moved into Kane Hall, which was formerly used for administrative and instructional purposes.

Architecture

The outside of the seven-story Kane Hall is made of limestone. The building is divided into three sections, all of which are named after former university presidents: the Smith Wing, the Odegaard Wing, and the Kane Wing. The English Department can be found in the Smith Wing, the oldest section of the structure. The Odegaard Wing, where the history department is housed, was built in the 1950s. The Kane Wing was constructed in 1960 and is where you’ll find the Philosophy Department.

Kane Hall’s decor includes murals and sculptures. Artist Kenneth M. Adams painted the historical scenes of the university. James Wehn is responsible for the sculptures depicting many scholarly topics.

Dates of Service: 2002Project Summary: This historic masonry library building was in the process of having its masonry joints re-pointed when issues arose between the owner and contractor concerning alleged deficiencies in the re-pointing.

PL: BECS Services: After fruitless efforts to resolve these issues, PL: BECS, due to its specialized expertise in masonry construction, was retained as an independent, third-party expert to evaluate the situation.

The PL: BECS investigation confirmed that installation flaws plagued the re-pointing effort, with numerous voids formed within the new mortar joints.  These workmanship problems were exacerbated by the building’s very narrow mortar joints, which posed challenges for the masons.

As a result of PL: BECS input, the dispute was resolved by the parties without the need for costly litigation.

Project Summary: RMC Architects of Bellingham prepared the construction documents for this new condominium/retail structure on the basis of an overall design provided by Mithun Partners Architects. Exterior envelope systems included double-layer sub-grade wall waterproofing, panelized metal and brick veneer claddings, residential and store-front windows, integral concrete waterproofing for the garage floor, and single-ply TPO low-slope roofing.
PL: BECS Services: PL:BECS provided services in two phases.
In the first phase, PL: BECS consulted RMC Architects in all aspects of the design, including the selection of exterior envelope systems and materials, detailing of all exterior components, specification review, and related services.
In the second phase, PL: BECS provided full services throughout the construction phase, including installation observation, product submittal and shop drawing reviews, window testing, and related services.  Dawson Construction built the project.

Project Summary: The new Opportunity Center for Employment and Education had to be fitted into a web of already-existing buildings on the North Seattle Community College campus, presenting unique challenges.  The new structure, composed of cast-in-place concrete and steel framing, is clothed with metal panel wall cladding, curtain-wall and store-front window systems, and modified-bitumen and single-ply exposed as well as planted roofs.

In addition, hot-rubber waterproofing and fluid-applied deck coatings are used at various decks.  Sub-grade conditions include sub-slab drainage systems and bentonite waterproofing below the lowest-level slabs and at sub-grade walls.

PL: BECS Services: PL: BECS assisted the architect in the design of the exterior envelope.  Services pertained to a selection of appropriate exterior assemblies, products, and materials for the numerous different conditions and the design of proper exterior details.

To cost-effectively address the site’s wet soil conditions, PL: BECS recommended that sub-slab drainage systems be incorporated below the lowest level floor slabs, in combination with bentonite waterproofing below these same slabs and at sub-grade walls.

To minimize the risk of potentially very costly repairs which could result from earthquakes in this seismically-active region, a cushioned, multi-layer membrane system isolated from the structure was recommended at the planted roofs.

North Seattle Community College Opportunity Center
Where hot-rubber deck waterproofing was dictated by existing conditions, a fabric-reinforced system was recommended to limit the risk of membrane ripping at cracks in the concrete substrate. A full backup system of building wraps with drainage flashings and weeps was incorporated behind the exterior metal wall panel system to provide protective redundancy for these weather-exposed walls.

RELEVANT PERSONAL HISTORY

My history relates to construction and architecture for nearly all of my current 56 years.  It includes deep personal immersion in architecture, hands-on construction experience extending over four decades to the present day, technical training in relevant arts and sciences, as well as a 30-year focus on building envelope integrity, as of 2011.

Architectural Experience:
Without a doubt, my architectural roots are founded in my childhood in Prague, in the Czech Republic, where I spent the first 12 years of my life. It was here, in a beautiful, ancient city filled with hundreds of buildings dating back 600 years, even some approaching a thousand years of age, that my appreciation for fine architecture, craftsmanship, and long-lived construction, began.
Throughout this early childhood, I had the unique opportunity to observe how various materials weathered over the centuries in different exposures, thus beginning, quite unwittingly, my familiarization with material behavior and degradation patterns affecting various construction elements.
I felt deep gratitude for the wise development of my city by King Charles IV, whose gift traversed six centuries to enhance the early stages of my own life.  To this day, this experience reflects in my professional approach, wherein I advocate that buildings, particularly institutional ones, be designed and constructed to provide useful life for centuries, rather than the 40-year life cycles used as a standard locally.
My architectural experience continued with formal training in architecture, a field in which I received a master’s degree from the University of Washington, after my initial bachelor’s degree in Chemistry.  While still in architecture school, I designed, as well as in many cases constructed, various residential projects, including several new homes, in the greater Seattle area as well as southern Oregon.
During my subsequent tenures at the architectural firms of Van Horne & Van Horne and Mithun Partners, I served as project manager on various residential and institutional projects, increasing my familiarity with construction technologies of all types.
As a significant part of the work at Van Horne Architects involved the restoration of various government structures, my focus on the technical aspects of construction, particularly related to building envelope issues, accelerated here.
My expertise in exterior envelope technology gained at Van Horne & Van Horne Architects was increasingly drawn-upon during my subsequent tenure as a project architect at Mithun Partners, further honing my skills and knowledge in this field.
I also designed and occasionally helped to build, various projects under my own name.  The first home I designed, which I also built with a partner, was published in the Seattle Times for its unique solution of designing a solar home on a tight budget and on a shaded lot.
The first waterfront home I designed was selected as a Home-of-the-Month by the American Institute of Architects in 1990.  At Mithun Partners, I also assisted in the design of a Boys’ Club facility which became a model for similar facilities nationwide.

Construction Experience:
My architectural training and experience are supplemented by extensive hands-on construction experience, which by now spans four decades, beginning in my teen years, and continuing into my current fifties.  This experience began in my earliest years while helping my father with various construction projects at our home, then progressed to working as an employee of a developer specialized in the rehabilitation of older structures, where I began to notice very consistent failure and degradation patterns affecting various elements of building exteriors.
I next worked for a construction firm, helping with all aspects of residential remodels, new homes, as well as small-scale office buildings. In 1981, I began my first firm, Solarcraft Design & Construction, which focused on the design and construction of residential-scale projects, with a particular emphasis on energy-efficient and solar design.
Projects of interest in this category included the design and construction of a new, solar home, the design and construction of a residential shop structure using Japanese-style, post-and-beam construction with wood joinery, as well as the design of a similar, wood-joined, post-and-beam residential addition.
To this day, my construction experience continues to expand through my ongoing, intensive project to construct a Sino-Japanese-influenced garden and remodel it for my family.  Through this project, already in its 11th year, I spend nearly a quarter of my time building masonry walls, designing and installing decks, ponds, flashings, and roofing, placing concrete, installing sub-grade waterproofing, pond membranes, etc.
In short, I not only have theoretical familiarity with flashings, masonry, concrete work, roofing, carpentry, etc., I mix mortar and lay masonry, install roofing and flashings, perform carpentry, pour concrete, build ponds, etc., on a regular basis, at a rate comparable to a quarter-time job, every year.

Consulting Experience:

In 1989, I began consulting full-time on issues of building envelope integrity, under the name of Building Envelope Consulting Services.  Combined with previous exterior-envelope experience, I have, as of 2011, consulted on roughly 800 projects.

On average, roughly half my work consists of the analysis of problems with existing buildings, intended either to correct such problems or to identify the responsibilities of various parties for such issues.  Exposure to 300-400 buildings with problems allowed me to begin seeing distinct failure patterns, and to develop methods for addressing these, leading to the development of a library of highly-developed installation details.
The other half consists of assisting in the design and construction of new projects.  In this capacity, I have provided varying degrees of guidance on roughly 300-400 projects.  Some involve limited design guidance only, though many also include construction oversight pertaining to the entire exterior building envelope.
Projects span the full spectrum of building uses and construction technologies, including institutional, commercial, and residential buildings, ranging from wood-framed single-family homes to major institutions with post-tensioned concrete structures, located in the Pacific Northwest as well as throughout North America and beyond.
I also provide non-project-specific consultation and lectures to construction industry professionals.  Past lectures have addressed brick veneer construction, general exterior envelope design, sealant joint design, etc.  Several other lectures are nearing completion in 2011.
To assist clients with various aspects of exterior envelope design and construction, I prepared a 100-page guide to exterior brick veneer design and construction, under the name of Zen of Brick, in 1996.  With no marketing effort, copies of this were purchased by the International Masonry Institute to help train masons, various architectural firms to help guide their designs, as well as general contractors to help inform their staff.
Another such booklet, addressing sub-slab waterproofing, was prepared in 2000, and this has similarly been used by construction professionals to limit risks posed by sub-slab soil conditions.  Other published work includes articles on post-tensioned concrete structure behavior for Progressive Architecture and Technical Advisor Magazines.  Other such technical guides are in-process.

Project Summary: Brick veneer, pre-cast concrete, and glass-fiber reinforced concrete make up the exterior walls of this 12-year-old, four-story shopping mall. These cladding components showed many signs of stress and deterioration, such as cracking, dislocation, and moisture damage.
PL:BECS Services: PL:BECS provided its services in two distinct waves.The first stage involved a thorough examination of the building’s facade and the suggestion of repair procedures. Our initial analysis showed a number of difficulties, such as interior moisture infiltration; problems with through-wall flashing systems; cracks in the brick cladding; and outward tilting of parts of the cladding above ledgers.

This study also highlighted the cladding’s vulnerability to earthquake-induced damage, collapse, or displacement. After a minor earthquake occurred shortly after the first assessment, PL:BECS was hired again to perform a more comprehensive analysis, which included visual inspection, instrument detection of brick veneer anchors, and core cuts in the brick cladding to examine concealed construction.

This follow-up inspection confirmed the earlier one’s findings that the cladding exhibited increased seismic displacement along the weak points. Researchers found that veneer anchor concentrations varied widely and were often grossly insufficient. Ledger anchors, flashings, and veneer ties all showed signs of corrosion.

The study offered detailed advice on how to fix the problems that were discovered.

Project Summary:  Cladding made of thick metal panels and brick veneer that allows for extensive airflow. Long-lasting window curtain walls. This new college building protects its exposed exterior walls from the elements by hiding its manufactured wood-resin wall panel system within deep recesses.

Coppers shining through the wall, in addition to their functional drainage duty, contribute to the architectural language of the building that extends far beyond the brick veneer. The roof of this building is designed to encourage the growth of moss rather than inhibit the moist environment of the Olympic Peninsula.

PL:BECS Services: PL:BECS not only provided guidance to Schacht-Aslani Architects during the design phase but also provided installation supervision during construction. Design specifications included both general assembly and exterior specifications. Due to the deep, impermeable glacial soil at the site, the floor of the performance hall is well below grade, requiring a sub-slab drainage system and redundant, two-layer bentonite waterproofing in the on-grade slab floor.

The building’s exterior cladding consisted of copper flashing, aluminum windows and panel wall systems, and galvanized steel masonry ledgers, all of which needed to be insulated to prevent electrolytic corrosion. A heat-welded single-ply roofing system was chosen because of its low cost and the fact that it could cope with the building’s complex features.

Peninsula College: Maier Hall

Reviewing shop design and product rendering for external components, assisting with mock-ups, supervising installations, and other related services were provided during the construction period.

Arts and Creativity: In addition to its academic offerings, Maier Hall is also a bustling center for artistic expression and innovation. The Peninsula College School of Arts and Sciences, located in the same building, offers courses in digital media, music, drama, and visual arts.

The art studios, practice rooms, and performance stage found in Myer Hall provide space for students to showcase their talents and hone their craft.
