Dates of Service: 2002Project Summary: This historic masonry library building was in the process of having its masonry joints re-pointed when issues arose between the owner and contractor concerning alleged deficiencies in the re-pointing.

PL: BECS Services: After fruitless efforts to resolve these issues, PL: BECS, due to its specialized expertise in masonry construction, was retained as an independent, third-party expert to evaluate the situation.

The PL: BECS investigation confirmed that installation flaws plagued the re-pointing effort, with numerous voids formed within the new mortar joints.  These workmanship problems were exacerbated by the building’s very narrow mortar joints, which posed challenges for the masons.

As a result of PL: BECS input, the dispute was resolved by the parties without the need for costly litigation.

Project Summary: The new Opportunity Center for Employment and Education had to be fitted into a web of already-existing buildings on the North Seattle Community College campus, presenting unique challenges.  The new structure, composed of cast-in-place concrete and steel framing, is clothed with metal panel wall cladding, curtain-wall and store-front window systems, and modified-bitumen and single-ply exposed as well as planted roofs.

In addition, hot-rubber waterproofing and fluid-applied deck coatings are used at various decks.  Sub-grade conditions include sub-slab drainage systems and bentonite waterproofing below the lowest-level slabs and at sub-grade walls.

PL: BECS Services: PL: BECS assisted the architect in the design of the exterior envelope.  Services pertained to a selection of appropriate exterior assemblies, products, and materials for the numerous different conditions and the design of proper exterior details.

To cost-effectively address the site’s wet soil conditions, PL: BECS recommended that sub-slab drainage systems be incorporated below the lowest level floor slabs, in combination with bentonite waterproofing below these same slabs and at sub-grade walls.

To minimize the risk of potentially very costly repairs which could result from earthquakes in this seismically-active region, a cushioned, multi-layer membrane system isolated from the structure was recommended at the planted roofs.

North Seattle Community College Opportunity Center
Where hot-rubber deck waterproofing was dictated by existing conditions, a fabric-reinforced system was recommended to limit the risk of membrane ripping at cracks in the concrete substrate. A full backup system of building wraps with drainage flashings and weeps was incorporated behind the exterior metal wall panel system to provide protective redundancy for these weather-exposed walls.

Project Summary: Brick veneer, pre-cast concrete, and glass-fiber reinforced concrete make up the exterior walls of this 12-year-old, four-story shopping mall. These cladding components showed many signs of stress and deterioration, such as cracking, dislocation, and moisture damage.
PL:BECS Services: PL:BECS provided its services in two distinct waves.The first stage involved a thorough examination of the building’s facade and the suggestion of repair procedures. Our initial analysis showed a number of difficulties, such as interior moisture infiltration; problems with through-wall flashing systems; cracks in the brick cladding; and outward tilting of parts of the cladding above ledgers.

This study also highlighted the cladding’s vulnerability to earthquake-induced damage, collapse, or displacement. After a minor earthquake occurred shortly after the first assessment, PL:BECS was hired again to perform a more comprehensive analysis, which included visual inspection, instrument detection of brick veneer anchors, and core cuts in the brick cladding to examine concealed construction.

This follow-up inspection confirmed the earlier one’s findings that the cladding exhibited increased seismic displacement along the weak points. Researchers found that veneer anchor concentrations varied widely and were often grossly insufficient. Ledger anchors, flashings, and veneer ties all showed signs of corrosion.

The study offered detailed advice on how to fix the problems that were discovered.

Project Summary:  Cladding made of thick metal panels and brick veneer that allows for extensive airflow. Long-lasting window curtain walls. This new college building protects its exposed exterior walls from the elements by hiding its manufactured wood-resin wall panel system within deep recesses.

Coppers shining through the wall, in addition to their functional drainage duty, contribute to the architectural language of the building that extends far beyond the brick veneer. The roof of this building is designed to encourage the growth of moss rather than inhibit the moist environment of the Olympic Peninsula.

PL:BECS Services: PL:BECS not only provided guidance to Schacht-Aslani Architects during the design phase but also provided installation supervision during construction. Design specifications included both general assembly and exterior specifications. Due to the deep, impermeable glacial soil at the site, the floor of the performance hall is well below grade, requiring a sub-slab drainage system and redundant, two-layer bentonite waterproofing in the on-grade slab floor.

The building’s exterior cladding consisted of copper flashing, aluminum windows and panel wall systems, and galvanized steel masonry ledgers, all of which needed to be insulated to prevent electrolytic corrosion. A heat-welded single-ply roofing system was chosen because of its low cost and the fact that it could cope with the building’s complex features.

Peninsula College: Maier Hall

Reviewing shop design and product rendering for external components, assisting with mock-ups, supervising installations, and other related services were provided during the construction period.

Arts and Creativity: In addition to its academic offerings, Maier Hall is also a bustling center for artistic expression and innovation. The Peninsula College School of Arts and Sciences, located in the same building, offers courses in digital media, music, drama, and visual arts.
